A 2-acre commercial redevelopment featuring a 4-story, 110,800 gross square foot self-storage facility with an integrated covered loading area, overhead access doors, leasing office, 21 surface parking spaces, landscaping, and photometric lighting.

Services: Civil engineering design and local/PADEP/federal permitting; value-engineered modifications to existing stormwater management facilities; Dynamic Survey platted the parcel; Dynamic Earth performed geotechnical investigations; DECPC provided Construction Administration and DEP Critical Stage Inspections.

Sam Pack's Five Star Ford

A 14-acre commercial automotive dealership development situated on a 21.35-acre parent tract. Features an 80,167 SF ground footprint with second-story offices totaling over 90,000 SF. Provides 1,253 formal parking spaces, 29 decorative display pads, and 15 canopy display stalls (1,297 total vehicle capacity).

Services: Full civil site design, parent tract platting, and design/permitting of a massive underground stormwater detention system to maximize developable surface area.

A 413,888 SF modern cross-dock logistics warehouse situated on a 40.59-acre site adjacent to the Passaic River.

Challenges & engineering solutions: Entire property impacted by a 100-year floodplain. Subsurface conditions required geotechnical ground improvement recommendations. The property had historical soil/groundwater contamination; Dynamic Earth managed environmental oversight during demolition and redevelopment.

A 923,000 SF industrial warehouse with cross-docking facilities.

Challenges & engineering solutions: Maximized site yield through alternative layout iterations. Managed complex on-site contamination and integrated existing utility connections. Addressed stringent municipal aesthetic requirements along the Route 27 corridor and adjacent residential buffers. Implemented on-site concrete crushing and recycling to achieve balanced earthwork grading without excess hauling costs.

Major subdivision and residential development delivering 107 fee-simple luxury townhome units and a 40-unit, 2-bedroom multi-family condominium building, accompanied by an extensive roadway network and passive/active open space amenities.

Engineering challenges & solutions: Overcame a severe 48-foot topographic grade change across the parcel. Designed a custom three-plateau central park feature harmonizing with the natural slope. Engineered two aerated wet retention ponds to overcome low-permeability soils and provide aesthetic water features. Implemented traffic calming design on public roadways and expedited Residential Site Improvement Standards (RSIS) approvals.

A 140-acre campus redevelopment consisting of assisted living facilities, medical office buildings, and high-tech data centers totaling over 700,000 SF.

Engineering solutions: Dynamic Engineering and Dynamic Earth coordinated site balance while managing 250,000 cubic yards of rock excavation and on-site topsoil/classified soil reuse. Managed NJDEP permitting for two stream crossings, stormwater buffering, and off-site roadway widening with new traffic signal systems on municipal, county, and NJDOT corridors.
